Designed by the architecture office SOCO and curated by Valentina Díaz, the project reimagines how a notoriously narrow urban plot can be leveraged not as a limitation, but as the primary catalyst for a deeply responsive, innovative domestic architecture.

The core of the design strategy revolves around a deceptively simple yet highly effective spatial intervention: an off-centre courtyard. In historical urban contexts like Las Palmas de Gran Canaria, dense neighborhood fabrics often present architects with deep, narrow footprints that struggle to capture adequate natural light and cross-ventilation. By deliberately offsetting the internal courtyard rather than centering it by default, the architects at SOCO carved out a dynamic lungs-and-light system for the home. This architectural void acts as the beating heart of Casa Iriarte, systematically drawing natural light deep into the core of the structure and orchestrating the movement of air throughout every level.

Rather than relying on conventional room divisions and rigid corridors that can make narrow urban parcels feel cramped and dark, Casa Iriarte breaks completely with standard compartmentalized layouts. Instead, the design team opted for an open, fluid setting where spaces bleed seamlessly into one another, establishing a harmonious dialogue between indoor and outdoor environments. The off-centre courtyard serves as both a physical separator and a visual connector, anchoring the surrounding rooms while maintaining a continuous visual field across the home. This fluid spatial configuration allows the boundaries between different domestic functions to blur, ensuring that every square meter of the narrow footprint is actively utilized and visually maximized.

The rigorous constraints of the site dictate every facet of the architectural experience, from the macro-level structural layout down to the micro-level everyday use of the house. The narrowness of the plot is embraced right from the threshold, dictating how circulation is handled vertically and horizontally. Staircases and transition zones are carefully integrated to hug the boundaries of the site, maintaining unobstructed open spans in the primary living areas. This thoughtful spatial choreography ensures that despite the compact and linear nature of the property, the inhabitants experience a profound sense of volume, openness, and freedom of movement.

Furthermore, the design of Casa Iriarte achieves a delicate balance between economic efficiency and spatial pleasure. In contemporary urban architecture, tight budgets and restrictive historic footprints often force compromises that strip a project of its experiential quality. Here, however, SOCO demonstrates that clever spatial planning can transcend budgetary and physical limitations. The strategic deployment of the courtyard, the optimization of passive ventilation, and the deliberate manipulation of light turn everyday routines—such as moving through a hallway, preparing a meal, or resting in a living area—into moments of architectural delight. Natural daylight shifts across bare interior walls throughout the day, creating an ever-changing canvas that responds directly to the Canary Islands’ distinct climate and sunlight.

Photographed expertly by Simone Marcolin, the completed residence reveals a refined material palette and an understated tectonic expression that respects the historical gravitas of its surroundings while asserting a distinctly contemporary sensibility. The interaction between solid structural boundaries and porous interstitial spaces highlights the maturity of SOCO’s design approach. By listening closely to the urban morphology of Las Palmas de Gran Canaria, the architects have successfully delivered a home that is deeply rooted in its local context yet radically inventive in its internal organization. Casa Iriarte stands as a testament to the fact that spatial ingenuity often flourishes best when architects are forced to look beyond standard formulas and rethink the fundamental relationship between built form, light, and human habitation.

Nestled within the historic centre of Las Palmas de Gran Canaria, a newly completed residential project known as Casa Iriarte is turning traditional architectural constraints into a masterclass in spatial invention.
