A sprawling, resort-style residential golf community spearheaded by golf legend Tiger Woods is officially opening its gates this fall just outside of Fort Worth, Texas.

Named Bluejack Ranch, the 914-acre development is the high-end sequel to Bluejack National, a critically acclaimed resort community and private club located roughly three hours away in Montgomery, Texas. Bluejack National notably holds the distinction of being the very first golf course in the United States designed by Tiger Woods.

Scheduled to open in Aledo—situated about a 20-minute drive from downtown Fort Worth—the brand-new Bluejack Ranch community carries a massive $2.5 billion price tag. Once fully completed, the sprawling project will feature 500 custom and semi-custom residential properties. The housing options will vary widely in scale, starting with compact, 1,282-square-foot, two-bedroom casitas and scaling up to expansive estate homes sitting on half-acre to one-acre plots with a minimum footprint of 4,000 square feet. For buyers seeking the utmost in scale and exclusivity, the development will also accommodate sprawling mansions exceeding 19,000 square feet, with price tags running well into the tens of millions of dollars.

For prospective buyers looking to build from the ground up, half-acre lots start at $775,000, while turnkey residential products begin at around $1 million. Overall, the average home in the community is expected to cost between $2 million and $4 million. Notably, anyone who purchases a vacant lot within the development is required to work with an approved Bluejack builder to construct their home.

"You live on 900 acres with every form of entertainment imaginable," developer Andy Mitchell tells Realtor.com. "You don’t need a big home, necessarily. It’s like going to a resort, you don’t have to build your own game room."

The centerpiece of the community is, naturally, the golf layout. The courses were designed by Woods’ architecture firm, TGR Design, in collaboration with land planner Beau Welling, based in Greenville, South Carolina, and professional golfer "J.J." Henry. The master plan includes a championship 18-hole course, a supplementary "short course" featuring 10 holes, and a comprehensive practice facility equipped with a driving range and three distinct putting greens.

The standard championship course is designed for serious play, stretching across nearly 8,000 yards from the longest tee boxes, affectionately known as the "Tiger tees." The course has been meticulously grassed using Stadium Zoysia to ensure optimal playing conditions.

Beyond the greens, Bluejack Ranch will offer an extensive array of high-end lifestyle and recreational amenities. Residents will have access to a private golf club, a working dude ranch, an entertainment hall, podcast studios, multiple swimming pools, tennis and pickleball courts, a bowling alley, several dining establishments, on-course comfort stations, a luxury spa and wellness center, and an all-ages recreational center, all protected by 24/7 gated security. Furthermore, developers are planning a dedicated commercial hub near the front "greeter’s barn," which will feature high-end lifestyle brands curated to match the community’s overarching ethos of "laidback luxury."

Building a Bluejack Brand

The genesis of Bluejack Ranch traces back more than a decade. Developer Andy Mitchell, who serves as co-chairman and co-owner of Bluejack Management Partners alongside his wife, Kristin Mitchell, first crossed paths with Tiger Woods in 2013.

At the time, Woods was just beginning to branch out into golf course design. A mutual friend introduced the two, sparking a professional collaboration that ultimately culminated in the creation of Bluejack National. Prior to that project, Woods had only completed one design venture internationally, located in Cabo San Lucas, Mexico.

Reflecting on their partnership, Mitchell notes that he and Woods share striking personal similarities. "We’re both fathers, our kids are similar age," Mitchell says. "We’re literally one month apart. We’re a lot alike. We both love to win. I can’t hide it, he can’t hide it. If we’re going to do something, he wants it to be the best."

While both men maintained a rigorous focus on the quality of the golf courses, Mitchell emphasizes that an even greater priority was creating an environment that seamlessly integrated family life, resulting in a true multigenerational experience. To achieve this, the community features a wide spectrum of amenities tailored specifically for children, teenagers, and non-golfers alike.

Mitchell also stresses that the secluded nature of the community will provide a sanctuary for high-profile residents. He notes that someone as internationally famous as Tiger Woods will be able to walk the grounds or enjoy a quiet dinner without being hounded for photographs or autographs.

"You’re free to be Tiger Woods," Mitchell says of the environment. "Nobody is going to solicit you or ask for your autograph. If someone were to walk up to Tiger when he’s having dinner with his two kids, they wouldn’t be a member tomorrow morning."

Welcome to Bluejack Ranch

For Mitchell, embarking on a second massive golf community was not necessarily part of the original plan. "It wasn’t like I was looking to do another course," he says, noting that the partnership with Woods and pro golfer J.J. Henry simply evolved organically.

Mitchell’s professional background is notably eclectic. Before pivoting heavily into luxury real estate development, the Fort Worth native founded the private equity firm Lantern Asset Management. In 2018, his firm made headlines by acquiring one of the most prominent distressed assets in the entertainment industry: the extensive film library of The Weinstein Company, which was sold out of bankruptcy for $289 million following the downfall of disgraced mogul Harvey Weinstein. Lantern subsequently acquired Studios de Paris, producing popular streaming hits such as Netflix’s Emily in Paris and Murder Mystery 2—starring Jennifer Aniston and Adam Sandler—as well as several installments of the Liam Neeson Taken franchise.

Despite his ventures in international finance and Hollywood, Mitchell’s deep-seated love for golf and family recreation drew him back to his home state of Texas to create a sanctuary centered around relaxed, high-end living. "I love Tiger and I love golf," he says. "But this real estate play is about a multigenerational family club."

To ensure the community appealed broadly to all members of the family, Mitchell’s wife and business partner, Kristin, played an instrumental role in shaping features designed to engage everyone from young grandchildren to grandparents. Mitchell points to Woods’ own daughter, Sam Alexis, who attends Stanford University and is heavily focused on pre-med studies, as an example of the demographic the non-golf amenities are built to serve.

"She might want to bring her friends out, sit at the spa, do yoga, hang out and run and jog," Mitchell says, contrasting her interests with those of Woods’ son, Charlie, who is actively pursuing a competitive golf career.

One of the more unique features of Bluejack Ranch is its fully functional dude ranch, which houses 10 horses, miniature Highland cattle, donkeys, a resident Labrador retriever, and a small herd of longhorn cattle. Mitchell recounts how acquiring the longhorns came with an unexpected surprise: "We lucked out, we bought three and two were pregnant." He assures that the iconic cattle are strictly protected and will never be processed for livestock.

The ranch is equipped to accommodate everyone from seasoned equestrians to complete beginners taking their first riding lessons, with a dedicated staff handling all daily maintenance and upkeep. The ranch hands have even joked with Mitchell about the lavish nature of the animal facilities, playfully referring to the stables as a "horse mansion."

Still, officials acknowledge that the primary engine driving interest in the development remains the 135 acres of expertly crafted golf courses and the distinct prestige associated with the Tiger Woods brand.

Living in such an environment comes with considerable recurring financial commitments. Beyond the initial purchase price of homes and lots, homeowners face steep monthly homeowners association (HOA) fees designed to keep the extensive common areas, landscaping, and amenities operating flawlessly.

"This is about the lifestyle, and it’s not cheap," Mitchell notes. "लेकिन what we provide is not cheap. A luxury golf course like this cost millions of dollars a year to maintain."

Membership in the private golf club is an entirely separate financial and vetting process. Prospective members face one-time initiation fees soaring up to $225,000, alongside monthly dues hovering around $3,000, depending on the specific membership tier and level of course access required. "One size doesn’t always fit all," Mitchell explains.

Furthermore, purchasing property within the community does not automatically guarantee club membership. Every resident must still undergo a rigorous vetting and invitation process.

"I can’t control who you sell your home to," Mitchell says. "The way I protect the club is if you sell your home to somebody who should not be in the club—imagine the biggest villain you know—he will never get into the club."

Ultimately, Mitchell emphasizes that the underlying philosophy of Bluejack Ranch extends far beyond elite luxury or the sport of golf itself. Instead, the project is designed to offer an escape from the relentless pace of modern life, providing a space where families and friends can unplug and unwind.

"Bluejack is, ‘Why don’t you unplug?’" Mitchell says. "Come on out, turn your phone off, go hang out with cattle, be close to nature. I love it when members get here and say, ‘Andy, I need a little more Bluejack.’"
